Recent Developments in Mutation at Kolkata Municipal Corporation

Mutation is a complex legal obligation related to property and inheritance. The mutation is essentially a certificate from the income registry for the transfer of ownership from the seller to the buyer. The mutation process is quite long as there are several legal procedures. Kolkata Municipal Corporation provides enough data online and offline to achieve friendly customer service relationship.

  • KMC has a particular form generally known as form A-42 for mutation purposes only. This mutation request form can be found in the Central Registry Section of the CMO house. Form A-42 can also be obtained from the Gariahut and Behala Kolkata Municipality Corporation offices.
  • For the mutation, the Department of Laws, Revenue and Collections issues a Certificate of No Objection, commonly known as NOC, to the mutation applicant. This document must be attached to the mutation request, which is written on a clean, blank sheet of paper. The number of Premises and Assessed must be mentioned in the document.
  • If the property is an inheritance, then the original death certificate of the actual owner and an affidavit stating the existence of the heir and proof of the existence of no other heir must be placed for mutation.
  • For probate, a probate issued by a court of law must be filed.
  • All these documents of ownership of land or drunken hoses, records of acquisition or mutual agreement, deed of donation must be photocopied and complemented with the duly completed A-42 form.
  • It is mandatory to produce the site plan of the given area when required by KMC. As for the merger, a NOC is required for each premise in question. A processing fee of three hundred rupees is charged in the specified section of the KMC.
  • For the KMC tax owed, the property owner can appeal the separation with an affidavit stating the share ratio of the parties involved.
  • Separation laws also apply to residents of multi-story buildings to achieve a commensurate fiscal balance. They must submit an individual mutation form.
  • A certified photocopy of the DRCS share certificate and approval statement is required for Co-operative Housing residents along with the mutation form.
  • District No. 101 to 141 land or property not appraised under Kolkata Municipal Corporation certified photocopies of LRO and BL mutation certificate, land reference record, sketch of property location along with nearby transportation booth, number of the nearest light pole and the referenced KMC location no. it must be sent correctly.
  • A self-certified LBS property plan could be produced with the specifications for the mutation. On occasion, KMC also requests the master plan sketch.
